The Linde family development corporations develop and construct new apartments and town-homes in and around the urban centers of Washington, DC. Our projects range in size from 2 units to 100 units. All of our units look to relate well to the surrounding neighborhoods; from Victorian to Federalist to Modern & Art Deco. Among our most important considerations in selecting locations are:
- The quality of the surrounding community and commercial services (coffee shops, drugstores, grocery stores, etc.),
- Proximity to subways, Downtown Business Districts, & The Capital,
- General appreciation of property values in the immediate and surrounding neighborhoods.
We have over forty years of development experience in Downtown DC. Consequently, we believe we have an excellent sense of the constantly shifting real estate market. We have had tremendous success in anticipating the movement of the real estate markets and producing projects in these areas as they develop. The Linde family development corporations have been pioneers in redeveloping such well known areas as Capital Hill (in the 1950s and 1960s), Dupont Circle (in the 1970s & 1980s), Palisades (in the 1980s), Adams Morgan (in the 1980s), and now Logan Circle and the U Street Corridor.
Before we begin the design process on any project we walk the neighborhood with our Architects and we take photos of what we believe are the prominent architectural features of the neighborhood. We then begin the design process by incorporating the essential historic features of the community with our creative approach to land development. Many times we will present our preliminary plans to the community organizations to get their feedback and input. The process includes ongoing discussions with prospective buyers and established real estate agents. In the end we hope we have created a new project which fits in seemlessly to the surrounding community while providing all of the features and finishes which the demanding homeowner requires.
In the end, what does this mean to you, its simple, come on down and take a look at what we have to offer. Look at the designs and features and compare us to the alternatives. The home ownership decision is the most important you will ever make. Take the time to make sure that you get all that you want in an a new home and make sure that the area will improve in value. We offer you these thoughts about homeownership and hope that your next home purchase meets all of these simple requirements:
- Is the home going to be large enough for you not only today but for the next several years. Don't buy a home for one year. Markets change and lifestyles change. Make sure your home can satisfy the changing you.
- Is the home you buy built with care and quality. A home isn't affordable if it requires more maintenance than you anticipated. Look to an established builder with a reputation for quality. Sometimes a newly built unit is more expensive than an older unit, but is the savings really there after you factor in maintenance, renovations, and replacements.
- Are you buying a home in an area that has the potential for appreciation or are you buying in an established community at the peak of the real estate cycle. Compare prices, look at the price history of an area, and make yourself an educated buyer. A home isn't affordable if it goes down in value. Any decrease in value comes right out of your pocket.
- Are you buying with the right financing for you? Shop mortgages and educate yourself about mortgage rates and your purchase limitations. Make sure that you choose a financing option that is within your budget and tailored to your needs. Never assume that the money markets will change favorably because unanticipated negative changes can create unmanageable financial burdens.
We hope we have an opportunity to present our unique projects to you when you are ready to buy.
